CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE, made and executed this       day of                  2019 in                  City, Metro Manila, by and between:

                                   herein referred to as the LESSOR;

                                  herein referred to as the LESSEE;

WITNESSETH:

   WHEREAS, the LESSOR is the owner of a fully furnished condo unit located at

                                                , herein referred to as the leased premises.

   WHEREAS, the LESSEE desires to lease the said fully furnished condo unit

for                     purposes.

   NOW THEREFORE, for and in consideration of the foregoing premises and of the mutual covenants contained herein, the LESSOR by these presents hereby LETS and DELIVERS, by way of LEASE, and the LESSEE hereby LEASES and RECEIVES from the LESSOR, in good condition and livable, the leased premises subject to the following terms and conditions:

  1. PURPOSES:   That premises hereby leased shall be used exclusively by the LESSEE for residential purposes only and shall not be diverted to other uses. It is hereby expressly agreed that if at any time the premises are used for other purposes, the LESSOR shall have the right to rescind this contract without prejudice to its other rights under the law.
  • PERIOD – This lease contract shall be for period of one (1) year, starting on

              2019, renewable upon written agreement of the parties.圖表 1

  • MONTHLY RENTAL – The monthly rental for the occupancy of the leased premises shall be for                   Pesos (P        ) inclusive of the association dues.
  • DEPOSIT and ADVANCE – Upon execution of this contract in addition to that provided in paragraph three, the LESSEE shall pay an amount equivalent to three (3) months or the sum of pesos , wherein one (1) month advance shall applied upon move-in and the remaining two (2) months deposit shall answer partially for general cleaning upon move-out, aircon cleaning, damages and any other obligations for utilities such as Water, Electricity, CATV, Telephone, or resulting from violation(s) of any of the provision of this contract.
  • DEFAULT PAYMENT – In case of default by the LESSEE in the payment of the rent, such as when the checks are dishonored, the LESSOR at its option may terminate this contract and eject the LESSEE. The LESSOR has the right to lock the premises when the LESSEE is in default of payment for One (1) month and may forfeit whatever rental deposit or advances have been given by the LESSEE.
  • MODE OF PAYMENT – The monthly rental shall be paid by the LESSEE in post dated check, without necessity of demand, which shall be given every

             of the month.

  • Any and all improvements made by the LESSEE in the leased premises shall not be reimbursed by the LESSOR and shall belong to the LESSOR upon expiration or termination of this lease contract.
  • INSPECTION OF LEASED PREMISES – The LESSOR or its authorized agent shall have the right to enter the leased premises with REASONABLE time to inspect the leased premises.
  • RETURNED OF LEASED PREMISES – Upon expiration or termination of this contract, the LESSEE shall immediately vacate the leased premises and return the possession thereof to the LESSOR or to her authorized agent. The LESSE shall return the unit in good condition and livable.
